Cleaning that is specified, not assumed
Most cleaning contracts fail for the same reason: nobody wrote down what was included. The kitchen was someone else's job, the glass was quarterly, the bin store was never mentioned at all. Six months in, the client is unhappy and the cleaner is convinced they are doing exactly what was agreed.
Kairos starts with a written specification — which areas, which tasks, at what frequency, and what is explicitly outside the scope. It is a short document, but it is the difference between a contract that holds and one that ends in an argument.
One-off cleans and ongoing contracts
A deep clean, an end of tenancy or an after-builders clean is a single job with a single price. Regular office and communal cleaning runs on an agreed schedule, out of hours where the site needs it, with the same team wherever possible so nobody is being shown round the building every week.
Cleaning also sits naturally alongside washroom consumables, waste collection and maintenance. Where a client takes more than one, it goes on a single monthly contract with one invoice and one point of contact.

Do you clean outside working hours?
Yes. Most office and retail cleaning is done before the site opens or after it closes, so it does not interrupt the working day. Where nobody is there to let the team in, lock-up and unlock or keyholding can be added to the contract.
Is cleaning charged by the hour?
No. Kairos quotes a fixed price for the job, or for each visit on a contract. Hours are how the price is worked out internally, not what the client is billed against.
Do you supply the materials and equipment?
Most sites already hold their own machinery and stock, and the team uses what is there. Where something specific is needed for the job, it is listed in the quote before the work starts.
Can cleaning be combined with other services?
Yes, and that is the usual arrangement. Cleaning, washroom consumables, waste collection and reactive maintenance can sit under one monthly contract with a single invoice.
