Reactive repairs and planned maintenance are not the same job
Reactive work is what happens after something breaks. It is unavoidable, it is always urgent, and it is always the most expensive way to spend money on a building.
Planned preventative maintenance is the opposite: a written schedule of servicing and inspection that runs whether or not anything has gone wrong. It costs more in a quiet month and far less across a year, because the failures it prevents are the ones that close a floor, flood a ceiling or void a warranty.
How callouts are handled
Clients on a maintenance contract have a response arrangement agreed in writing before work starts, with a target time for urgent faults rather than a vague promise to come when possible.
There is no requirement to hold a contract at all. A single repair is quoted on its own, and a great many clients start that way.

How quickly do you respond to a callout?
Response times are agreed in the contract rather than promised in general terms. For clients on a maintenance contract, the target response for an urgent fault is written down before any work starts.
Do you take on one-off repairs?
Yes. There is no requirement to hold a contract with Kairos. A single job is surveyed and quoted on its own.
What is planned preventative maintenance?
It is the schedule of servicing and inspection a building needs before anything fails — filters, seals, gutters, plant servicing and the statutory tests. The point is that the dates are set in advance and the work happens whether or not anyone has complained.
Are the trades qualified and certified?
Work that requires a registered trade is carried out by someone registered for it, and the certificate is issued as part of the job rather than requested afterwards.
