The outside of a building is the first thing a visitor, a tenant or a buyer sees, and it is usually the part handed to a separate contractor who never speaks to anyone else. Kairos keeps grounds, car parks, drainage and boundaries in order on the same contract as the inside.
What is included
Every item below is quoted on its own, or bundled into a single monthly contract with the rest of the building's services.
Seasonal work has to be booked before the season
Gritting arranged in December is arranged too late, and leaf clearance booked after the gullies have blocked is a drainage job rather than a grounds job. The exterior work a site needs is predictable, which means it can be scheduled a year ahead and priced without any drama.
Winter service can run on a fixed schedule or be triggered by forecast temperature, depending on how much risk the site carries at its entrances and car parks.
Grounds that are maintained, not just cut
Mowing a lawn is not the same as looking after the grounds. Weeds returning through the same crack, a gully that never quite drains, a fence panel that has been loose since the spring — these are the things that make a site look neglected even when the grass is short.
Because the same company handles the repairs, anything found while the grounds team is on site can be quoted and fixed rather than reported and forgotten.

How does winter gritting work?
It is set up in advance as either a fixed schedule through the winter months or a call-out triggered when the forecast drops below an agreed temperature. Both are priced before the season rather than during a cold snap.
Do you take on one-off clearances?
Yes. Overgrown grounds, a site being prepared for sale or letting, or a single clearance after storm damage are all quoted as one-off jobs.
Who is responsible for trees on a site?
The duty sits with the owner or occupier who controls the land, which means unsafe limbs over a footpath or a car park are their problem. Where a tree is protected or in a conservation area, consent has to be obtained before work, and that check is part of the quote.
