Facilities Management Advice
Facilities management advice
Advice for owners and trustees who manage their own buildings but want someone who knows what they are looking at. No contract to supply the work itself — just the guidance, the plan and the paperwork, so the decisions are made with the full picture in front of you.
What is included
Every item below is quoted on its own, or bundled into a single monthly contract with the rest of the building's services.
For organisations that already do it themselves
Plenty of churches, small charities, landlords and owner occupiers manage their own buildings perfectly well. What they usually lack is not effort but a reference point: whether the quote is reasonable, whether the test was actually required, whether the roof has five years left in it or fifteen.
This is deliberately sold without any obligation to buy the work from Kairos. If the advice leads to three quotes from three other contractors, the advice has still done its job.
What you are left holding
The output is documents, not conversations: a condition survey, a compliance list with due dates, a twelve month maintenance schedule and a cost plan built from it.
That package is also what makes budgeting possible. Most unpleasant building costs are not unpredictable, they are simply unrecorded until the invoice turns up.
Who this is for
- Churches and community buildings
- Landlords, letting agents and property managers
- Offices and serviced workspaces
- Residential blocks and communal areas
facilities management advice questions we are asked most
Do I have to buy the work from Kairos afterwards?
No. The advice is sold on its own and there is no obligation attached to it. Clients regularly take the maintenance plan and use their own contractors to deliver it.
What does a compliance review actually produce?
A list of every statutory duty that applies to that specific building, what evidence currently exists for each one, what is out of date, and the date each is next due. It is usually the first time all of it has been in a single document.
Is this worth it for a small building?
It is often worth more. A large organisation has someone whose job this is. A church, a small charity or a single site owner does not, and is the most likely to be carrying a gap without knowing it.
