A property condition report is a written, photographed record of the state of a property: what is damaged, what is worn, and what needs repair. Landlords and agents use them to settle deposit disputes, to plan work between tenancies, and to avoid arguments that come down to one person's memory against another's.
What is included
Every item below is quoted on its own, or bundled into a single monthly contract with the rest of the building's services.
A report is only useful if it was made at both ends
Deposit disputes are decided on evidence of change, not evidence of damage. An end of tenancy report on its own proves very little. The same report set against a signed check-in inventory proves exactly what happened during the tenancy.
That is why the check-in is the one most worth doing properly, even though it is the one most often skipped.
Photographed, dated and readable
Reports are produced as a single document with dated photographs against each room and each item, written so that somebody who has never seen the property can follow it.
Where the report identifies work, Kairos can quote and carry it out directly, which usually removes a week of arranging separate contractors between tenancies.

Will the report stand up in a deposit dispute?
It is prepared to be used as evidence: dated, photographed, itemised room by room, and written by an independent party rather than by the landlord. Its strength in an adjudication depends heavily on there being a signed check-in report to compare it against.
How quickly is the report delivered?
Normally within one working day of the visit, because the report is usually needed to release or contest a deposit within a fixed window.
Can you do the report without doing the cleaning?
Yes. The reports are a service in their own right and are frequently booked on their own. Where the same client also wants the property cleaned or repaired, it is quoted separately so the two are never confused.
